The Research Park at Marina Village

The Research Park at Marina Village is a waterfront portfolio of life science and office buildings in Alameda, CA totaling 32 buildings and 1.3M sq ft, of which 1M sq ft is life science or readily convertible to life science use. With the acquisition of the Wind River buildings and entitled development site in August 2019, there is an opportunity to develop an additional 120K sq. ft. of new life science product. Blue Rise Ventures has acted as the operating partner of the project since its acquisition in May 2019, in partnership with DRA Advisors.

The Research Park at Marina Village is a thriving life science hub with best-in-class amenities rivaling other core hubs throughout the Bay Area. Our buildings provide clear span floor-to-ceiling heights up to 15 ft, speculative interiors with existing casework, clean rooms, fume hoods, on-site redundant power capacity, and customizable space planning. Transportation is another driver of demand for the campus with two tenant boat slips, a private BART shuttle, and is only a 6-minute drive to Jack London Square, connecting with SF Ferry and Amtrak.

The campus was rebranded through a thoughtful program that includes enhanced amenities at The Retreat, an on-site tenant amenity center. This includes a fully stocked kitchen, demo kitchen, Peloton bike studio, conference rooms, check-out bikes, paddle boards and kayaks, and a tenant lounge.
